Our parameter for this area include:

40+ acres, 15 flat (not necessarily in one piece), rest rolling hills for trails

Good access (next to a good road, no easement to get to it)

Good water (creek thru it or proven well) – good means the water quality is good, but also that the well produces 15GPM+

Contiguous to public land if possible

Electricity at property not critical

Oak studded (no scrub oaks) or others like sycamore

Granite rocks okay

Below snow line

If there is a building on it is okay but not necessary

Don’t really care if it is fenced and cross fenced
